In the constant search to improve the productivity of the construction industry, two methodologies have emerged as tendency to solve these problems. These are BIM and Lean. Previous literature has shown how not only each one by itself can help to improve, but also that through their combined use is possible to obtain even better results. However, there is no information about how the organizational capabilities of BIM and Lean are associated between them and with BIM uses performance. To contribute to solve this gap, this document separates the investigation into two articles. The first is an initial approach that looks for verify if the existing maturity models are related to the Lean philosophy by the analysis of the interaction between areas of BIM maturity and Lean principles. Then, in a second stage, the research studies whether there are connections between maturity models of both BIM and Lean, and also with BIM uses performance indicators. To meet this objective, two case studies are conducted in which, through a self-assessment process, the maturity levels for each participating organization are determined. The results show that effectively the BIM maturity models are related to the Lean principles, mainly those associated with flow processes, such as reduction of variability or reduction of flow processes. Besides, the BIM maturity models applied in the cases studies show a relationship with Lean models, which is strengthened among the competences associated with processes. Additionally, the results suggest that higher maturity affects the predictability of the organizations' processes, but they fail to show this for the efficiency and effectiveness indicators.
